Our yard is at Kimberley Business Park in Leaves Green, Keston, right on the Kent boundary, which makes the South East our home ground rather than an area we travel out to. Kent in particular is where a large share of our work is carried out.

The South East is where the demographics of this work are most visible. Coastal and semi-rural districts across Kent and Sussex have some of the older age profiles in the country, and a great many people in them are living in houses that were bought when climbing stairs and stepping into a bath were not worth thinking about.

The building stock is far more varied than London's: Victorian and Edwardian houses in the towns, interwar and post-war semis in the suburbs, 1960s–80s estates, bungalows along the coast, and older cottages and converted farm buildings in rural areas. Each brings a different set of constraints for an adaptation.

Where we work in the South East

Kent is closest and busiest for us: Bromley's Kent border, Sevenoaks, Dartford, Gravesend, Tonbridge, Maidstone, Medway and out towards Canterbury and the coast.

We also work across Surrey, Sussex, Essex and the surrounding counties. Distance affects how a programme is planned rather than whether the work can be done, larger projects are scheduled in continuous runs so travel does not become dead time on your job.

For rural properties, access for deliveries, waste and materials is part of the survey. A lane that a tipper cannot turn in changes how a job is sequenced, and it is better established before the estimate than during the build.

South East property types we adapt

Bungalows and coastal single-storey homes: common along the Kent and Sussex coast, and among the most rewarding to adapt. With no stairs to solve, the work concentrates on door widths, turning space, wet rooms and level external access.

Interwar and post-war semis and detached houses: the region's suburban default. Generally straightforward structurally, with room for ramps, extensions and reconfigured ground floors.

Victorian and Edwardian town houses: narrow halls, steep stairs and rear additions, much like London stock, and adapted in much the same way.

Older cottages, converted barns and rural properties: solid or stone walls, uneven floors, low head heights and split levels. These need genuine building work rather than off-the-shelf fittings, and the level route between rooms is usually the first thing to engineer.

What South East households ask us for most

Bath-to-shower conversions and full wet rooms, particularly in bungalows and in homes where a hospital discharge has made the existing bathroom unusable.

Ramps and level thresholds, including at rear and garden doors, getting out to the garden matters enormously to people in properties where the garden is the main outdoor space.

Ground-floor bedroom and bathroom conversions, where a larger house can be reorganised so upstairs is no longer needed day to day.

The Problems Particular

An older population in older houses

Coastal and semi-rural districts across Kent and Sussex have notably older age profiles, and much of the housing was never designed for anyone with reduced mobility.

Solid walls and uneven floors

Pre-1919 and rural properties often have solid or stone walls, no cavity and floors that are far from level, all of which affect fixings, wet-room falls and level thresholds.

Split levels and low head heights

Cottages, converted buildings and houses extended over decades commonly have steps between rooms and restricted head height, which rules out some standard solutions.

Coastal exposure

Salt-laden air near the coast attacks fixings and external metalwork, so external rails and ramps need corrosion-resistant specification rather than standard fittings.

Wet winters and slippery approaches

Paths, patios and shaded thresholds stay damp for long stretches of the year, and smooth paving becomes a genuine hazard, surfacing has to be specified for wet and frosty conditions.
