Build It Properly Or Not At All
Adaptations carry people's weight when they are at their least steady. Rails go into solid fixings, wet rooms are fully tanked, ramps are founded properly. We do not fit around a problem to save a day.
About Us
We adapt homes across London and the South East so that people who are older, disabled or recovering can keep living safely and independently where they already belong.

Our Story
Building Care Services Ltd is a family-run business founded by Vernon and Vanja Martins, who bring over 30 years of experience between them. The business grew out of a local gardening company they acquired and built up, taking on larger building and refurbishment projects as their capability grew. Today the focus is accessibility: adapting private homes so that the people living in them can stay there safely.
We specialise in the building side of accessibility rather than simply supplying products. That means level-access wet rooms and shower conversions, widened doorways, structural openings, ramps and level thresholds, ground-floor bedrooms and bathrooms, stairlift and through-floor-lift preparation and installation, accessible kitchens, and whole-home refurbishments where a property needs reorganising around someone's needs.
Most of the households we work with come to us at a difficult moment: after a fall, a hospital stay, a diagnosis, or the slow realisation that the stairs and the bath have stopped being safe. The decision in front of them is usually the same one, adapt the home, or leave it. We exist so that adapting it is a real option.
We work from our base at Kimberley Business Park, Leaves Green, Keston, on the boundary between Greater London and Kent, covering London and the South East. That position gives us daily experience of the region's housing: Victorian terraces, converted flats, post-war semis, coastal bungalows and older rural properties.
Being family-run and owner-led matters here more than it does on a lot of building work. The person who assesses the property is the person accountable for the result. You are not handed to a sales team, and the job is not sold on and subcontracted to whoever happens to be free.
Mission & Standards
Our tagline is not decoration. Every decision on site comes back to whether the finished space is genuinely safer for the person who has to use it, on their worst day rather than their best one. These are the standards we hold ourselves to.
Adaptations carry people's weight when they are at their least steady. Rails go into solid fixings, wet rooms are fully tanked, ramps are founded properly. We do not fit around a problem to save a day.
We ask who is using the space, how they move, which side they lead with and what is likely to change. The specification follows from that, not from a catalogue.
A written estimate sets out the work, the specification and the sequence before anything starts. If something genuinely changes on site, we tell you before we do it.
This is somebody's home, often occupied throughout the work. We keep it usable, protect what we are not working on, keep the dust down and clear up at the end of each day.
Structure, plumbing, electrics, tiling and finishing are handled by us rather than split across separate contractors who each blame the last one.
You will not find invented statistics, borrowed reviews or badges we have not earned on this website. What is here is what is true.
What We Can Prove
Years of experience behind the business
Accessibility and refurbishment services carried out in-house
Regions covered: London and the South East
Cost of a home assessment and written estimate
Plenty of building websites display accreditation logos, guarantee periods, insurance figures, job counts and star ratings. We only publish what we have confirmed, so until those details are supplied and verified, this page will not carry them. If you want to know about a specific certification, cover or guarantee before you commit to anything, ask us on 07878 938265 and we will give you a straight answer.
What We Do
A complete refurbishment planned around how you actually move through your home, room by room.
Targeted changes that make everyday tasks easier, safer and more comfortable at home.
Structural works, widened openings, reconfigured rooms, extensions, built around specific needs.
Layouts, surfaces and fittings chosen so a walking frame, stick or wheelchair is never fighting the house.
Slip-resistant, easy-entry bathrooms that keep washing private, dignified and safe.
The step over the bath removed, replaced with a shower that can be walked or wheeled straight into.
Upstairs kept in use, with the structural and finishing work handled properly around the equipment.
Front and back doors made reachable, with gradients and thresholds built to be used every day.
Fixed into solid structure at the heights that suit the person using them, not guesswork.
Worktops, storage and appliances repositioned so cooking stays possible from a seated height.
We work across London and The South East. See our work or get in touch.
